Structural Repair, Rendering & Protective Coating Works for Busy High Street Store

Background

This building was a former Cargo homeware store but it was in a very poor state of repair. Bensons for Beds were moving into the building and due to its prominent location on Cirencester’s High Street, it was essential to enhance the external appearance whilst rectifying the structural issues.

Flexcrete was approached by PCL Building Consultancy to provide a specification to repair and restore the external façade and our products were used to provide a full re-rendering of the front elevation, following the application of a durable, aesthetic coating.

System Approach from Flexcrete Provides Perfect Solution

Significant re-rendering and profiling of the front elevations of the building were required, as over the years the façade had deteriorated significantly. Monolevel RM, a fibre reinforced, polymer modified, cementitious mortar, was initially applied by steel trowel as an external render and to produce a waterproof, fair-faced finish. Easily and quickly applied between 5-50mm, it has excellent low sag properties and it is an economic mortar requiring no substrate or inter-layer priming.

Extensive repairs were also required to the cornice, sill and corbel details and it was necessary to reinstate areas of spalled and removed concrete and stone work with Monolite, an ultra high build, lightweight R2 cementitious mortar which can be applied by trowel up to 100mm in a single application, even overhead. With rapid hardening properties, it is supplied as a single pack product and only requires the addition of clean water on-site. Like all of Flexcrete’s products, it is simple and safe to use and because it is waterborne, non-hazardous and virtually odourless, it can be applied in enclosed or public areas without any disruption to other trades or normal routines.

Prior to the application of a decorative coating on the façade, Monolevel 250F – a fine grade surface filler – was used to even out blow holes, cracks and surface defects in some areas. Monodex Smooth was then applied to the whole of the external façade and to provide a highly decorative, protective finish. Monodex Smooth provides excellent protection against carbonation, chloride penetration and water ingress, yet allows damp substrates to breathe. Able to provide exceptional weatherproof protection, it incorporates an active biocide which prevents the growth of mould and fungi on its surface. Due to its elastomeric properties, it is able to withstand thermal and structural movement without cracking or flaking and maintains an attractive appearance throughout its long lifespan. Monodex Smooth is available in a range of decorative colours, of which white and magnolia were chosen for this project. The work has vastly enhanced the external appearance of this retail outlet, making it far more welcoming and attractive for prospective customers.
