Innovative Concrete Repair Solution for Housing Complex

Along with contractor Gunite (Eastern) Ltd, Flexcrete has devised an innovative solution for a complex concrete repair project at a residential housing development for the London Borough of Enfield.

Based on the outskirts of Edmonton in Enfield, North London, Jeremy’s Green comprises of 176 flats, apartments and maisonettes in blocks of two and three storeys. The oldest properties were built in the 1950’s and the concrete soffits and balconies had previously been protected with a coating, but this had deteriorated over time and an effective repair and protection solution was required.

Flexcrete products were specified for Jeremy’s Green as the selected repair system could effectively bond to the existing coated concrete, whilst remaining highly protective yet decorative in appearance.

In order to keep disruption, noise and mess to a minimum, the surface was prepared by specialist repair contractor Gunite (Eastern) Ltd by pressure washing as opposed to grit blasting. All loose material was removed before areas requiring concrete repair were treated with Steel Reinforcement Protector 841 and Monomix – a highly advanced, single component, low density, shrinkage compensated, waterproof repair mortar which is easily applied by trowel to thicknesses of up to 80mm in a single application.

Gunite (Eastern) Ltd then used Monolevel 250F, a fine grade cementitious fairing coat, to level out the surface of the balconies and soffits and provide an even surface before re-coating could be carried out. Monolevel 250F was developed specifically for this type of application as it can be applied directly to existing sound painted surfaces where crazing is evident on the paint or coating. Like Monomix, Monolevel 250F is CE marked in accordance with the demands of BS EN 1504 Part 3. Monolevel 250F demonstrates excellent substrate adhesion and no primers are needed; it simply requires the addition of water on-site to provide an adhesive mortar which can be rapidly applied by bag-rubbing, trowel or spatula. It can be applied up to 4mm in a single layer and can be feather edged.

Bond-Prime was used to seal the substrate before the application of Flexcrete’s Monodex protective coatings. Monodex Textured, a waterborne, elastomeric, decorative, acrylic-based coating which incorporates hard-wearing mineral fillers, was applied as the first coat as it is ideal for waterproofing surfaces which have a rough, uneven finish. Monodex Smooth, a high performance, water-based, high build decorative coating with a smooth finish, was selected as the top coat. The chosen system transformed the appearance of the balconies and soffits and will provide excellent waterproof and anti-carbonation protection for at least 15 years. All Flexcrete products used were water-based with no hazardous solvents or odours, so there was no disruption during application.
